Whether PropSignals can accept a new application depends on how closely it would compete with acquisition coverage we already hold — and that's a broader question than location alone.

Coexisting mandates

Two investors, same postcode, no real overlap.

An investor seeking a £70,000–£100,000 turnkey buy-to-let and an investor seeking a £140,000–£200,000 heavy-refurbishment flip can both hold coverage in the same postcode district, because they’re not really pursuing the same opportunities. Coverage is assessed on the mandate as a whole, not on location in isolation.

We don’t publish a live availability map.

Coverage changes as members join, and as their mandates evolve — it isn’t something that can be reduced to a simple postcode checklist without misleading you. Rather than publish a live availability map or a numerical membership limit, we assess each application individually against actual coverage at the time you apply.

We also don’t promise postcode exclusivity. Controlled overlap means we manage how many substantially competing mandates we hold at once — not that a member is the only investor PropSignals will ever work with in a given area.
