About PropSignals

What is PropSignals?

PropSignals is a property acquisition intelligence service for UK property investors. It continuously screens property opportunities against your personal acquisition mandate, filters out what doesn't fit, and gives you transparent, evidence-based analysis on what does.

Who is PropSignals for?

Active UK residential property investors who intend to keep acquiring — including investors building an initial portfolio, experienced landlords adding to an existing one, and investors working to a defined buy-to-let acquisition strategy. It isn't intended for every landlord, only those actively screening the market for their next purchase.

Is PropSignals a property sourcer?

No. PropSignals is not an estate agent, property sourcer, buying agent, mortgage adviser, financial adviser or investment adviser. It focuses on discovery, screening, comparison and initial analysis — it doesn't provide the relationships, negotiation, physical due diligence or transaction support a professional sourcer typically offers.

Does PropSignals tell me which property to buy?

No. PropSignals evaluates opportunities against acquisition criteria that you define, and classifies each one as Reject, Review or Strong Match. That classification reflects how closely a property fits your mandate — it isn't an instruction to purchase, and the decision to proceed with any property remains entirely yours.

The acquisition mandate

What is an acquisition mandate?

Your acquisition mandate is the fuller set of criteria PropSignals applies to every opportunity on your behalf — going well beyond a typical portal saved search of location, price and bedrooms.

How detailed can my criteria be?

Your mandate can incorporate target areas and postcode districts, budget and available deposit, financing constraints, investment strategy, property type, bedroom requirements, minimum yield and cashflow, refurbishment appetite, EPC requirements, exclusions, and your own individual acquisition rules.

What do Reject, Review and Strong Match mean?

Reject means a property materially fails your acquisition mandate. Review means it may warrant investigation but contains uncertainties, compromises or unresolved evidence. Strong Match means it closely matches your mandate and warrants your attention. These reflect compatibility with your own criteria, not a universal recommendation to buy.

Evidence and analysis

How does PropSignals treat uncertain information?

Every figure that matters is labelled by how well it's evidenced, using the Known / Calculated / Estimated / Unknown framework below. Where reliable evidence isn't available, PropSignals says so rather than presenting a confident-looking figure it can't support.

How are rental estimates handled?

Where a rental figure is estimated rather than directly evidenced, it's clearly labelled Estimated. An estimate is not a professional rental appraisal, and shouldn't be treated as one.

How are yields calculated?

Gross yield is calculated deterministically from a known or estimated purchase price and rent. Because it's a calculation rather than a judgement, the same inputs always produce the same result — and the figures it's built from are labelled so you can see exactly what it relies on.

What do Known, Calculated, Estimated and Unknown mean?

Known: directly evidenced information, such as a stated asking price. Calculated: deterministically derived from evidenced inputs, such as a yield worked out from a known price and rent. Estimated: supported by market evidence or disclosed assumptions, but not independently verified. Unknown: insufficient reliable evidence — rather than a guess.

Membership and coverage

Why is membership application based?

If PropSignals identifies a strong opportunity for a member, we don't believe that same match should automatically be distributed to an unlimited number of substantially competing investors — it would erode the value of membership. Every application is reviewed against existing acquisition coverage before it's accepted.

What is controlled overlap?

Controlled overlap is the principle that PropSignals manages how many substantially competing acquisition mandates it holds at once, considering location, strategy, budget, property type, bedroom requirements, refurbishment appetite and other mandate characteristics — not location alone.

Does that mean postcode exclusivity?

No. PropSignals does not promise postcode exclusivity. Two investors can hold coverage in the same postcode district without materially competing, if their strategies, budgets or property types differ enough.

What happens if my mandate overlaps with an existing member?

Where an application substantially overlaps existing coverage, the applicant may be offered waiting-list status rather than immediate acceptance. There is no published numerical membership limit — applications are assessed individually.

How much does membership cost?

PropSignals Investor Membership is £99 per month. There is currently one membership product, with no tiers, discounts or founding pricing.

Can I cancel?

If you cancel, your acquisition coverage is released, and future membership may be subject to availability at that time. Full billing and cancellation terms will be set out clearly before any payment is taken.

Advice and scope

Does PropSignals provide mortgage advice?

No. PropSignals is not a mortgage adviser and doesn't provide regulated mortgage advice.

Does PropSignals provide tax, legal or investment advice?

No. Nothing PropSignals provides constitutes financial, investment, tax or legal advice. PropSignals evaluates property opportunities against acquisition criteria that you define — you should seek independent professional advice for financial, tax, legal or investment decisions.
