This policy explains how PropSignals (“PropSignals”, “we”, “us”) collects and uses personal data when you visit propsignals.co.uk or submit a membership application. We are the data controller for the information described below.

What we collect

When you submit a membership application, we collect the information you provide on the application form: your name, contact details, and details of your property acquisition mandate (target locations, budget, property type, investment strategy and related preferences). We also collect standard technical information generated by visiting the website, such as pages viewed and general device/browser information.

We do not ask for payment details, government identification or bank account details as part of a membership application, and we do not currently collect any of that information through this website.

Why we collect it

We use application information to assess membership applications — including reviewing your acquisition mandate against existing member coverage — and to contact you about the outcome. If you become a member, mandate information is used to screen property opportunities against your stated criteria. We do not sell your personal data, and we do not share your acquisition mandate with other investors.

Legal basis

We process application information on the basis of taking steps at your request prior to entering into a contract (Article 6(1)(b) UK GDPR), and technical website information on the basis of our legitimate interest in operating and improving the site (Article 6(1)(f)). Where we use Google Analytics, we do so on the basis of your consent (Article 6(1)(a)), which you give or withhold through the cookie banner and can change at any time — see our Cookie Policy.

How long we keep it

We retain membership applications for as long as reasonably necessary to assess them and, where relevant, to maintain a waiting list. If your application is declined or you ask us to delete your data, we will remove it unless we have a legitimate reason to retain it, such as a legal obligation.

Sharing and processors

We use third-party service providers to operate this website and to deliver application emails to us (for example, a transactional email provider). These providers process data on our behalf under their own data-processing terms and are not permitted to use your data for their own purposes. Where you have consented to analytics cookies, we also use Google Analytics (Google Ireland Limited) to understand site usage; analytics data is pseudonymous and is not linked to your membership application.

Your rights

Under UK data protection law you have the right to request access to, correction of, or deletion of your personal data, and to object to or restrict certain processing.
